Our ideal candidate will perform responsible, skilled work providing technical assistance and guidance for difficult work requirements, focusing on assigned program areas. Work is performed independently with general supervision of the Facilities and Grounds team leader. The Downtown Park Maintenance Coordinator is not required to be licensed in any of the three major trades of plumbing, electrical or HVAC. Work will require weekend work, flexed or rotating on-call schedules.


 


Typical Tasks 


Assigns work orders and directs work of Maintenance Technicians
Supervises; evaluates, and trains maintenance staff 
Addresses challenging or difficult problems and leads a work team on specific projects when needed;
Provides mechanical /technical assistance to Park staff;
Handles out-of-the ordinary issues or difficult maintenance problems, usually in a specialty area; 
Takes a leadership role in specialty areas such as electrical or plumbing;
Conducts specialized training in lock out/tag out and/or other electrical issues;
Provides contract administration and/or logistical support for the Facilities and Grounds management group;
Arranges training opportunities for staff; provides direct training to staff; assists with the Park’s compliance requirements;
Assists in performing research for maintenance requirements;
Inventories, orders and maintains specialty equipment, tools and supplies;
Leads small projects for facility upgrades and repair;
Provides cost projections, plans and schedules projects through the Facilities and Grounds team leader
Oversees or leads the work of personnel or contractors performing work;
Handles special projects including developing bid specifications, working with, directing and inspecting the work of contractors
Locates parts, materials, and supplies required for maintenance operations;
Ensures facilities are secure
Responds to emergency and after hour calls as needed;
Performs daily/weekly/monthly inspections of Park for maintenance requirements to meet facility standards;
Transports specialized equipment;
Provides exemplary guest satisfaction experience by ensuring safe and functional amenities and surroundings; 
Provides accurate work order data;
Assists with park wide hazardous weather response;
Performs other job-related tasks as required.
 


Knowledge, Skills and Abilities 


Extensive technical knowledge in the area of facility maintenance; ability to work independently as a technical resource or handles special projects; extensive knowledge of the practice, principles and techniques associated with building trades including electrical, plumbing, carpentry, and HVAC; extensive knowledge of the operation of hand tools, power tools, line locators, scissor lifts, boom lifts and knowledge of various materials and equipment used in general construction and maintenance work. Extensive knowledge of safety practices associated with construction trades. Knowledge of building codes and ADA requirements. Ability to understand and follow oral and written instructions. Ability to establish and maintain effective working relationship with staff and the general public. Ability to communicate effectively and provide technical guidance when and where necessary.


 


Minimum and Preferred Qualifications 


Any combination of education and experience equivalent to graduation from high school and considerable experience in building trades with extensive experience in at least one trade.


Physical Requirements
Work in this class is medium to heavy work and may require exposure to various environmental conditions such as heat, cold, and rain.
An employee must have the physical agility to move about freely including climbing stairs and ladders, walking for long periods, and the endurance necessary to operate the equipment.
Moderate to heavy lifting is required in performing the work.
Visual acuity is necessary to perform paperwork, read gauges, and make repairs. An employee must also be able to hear, talk, and smell.
 
Conditions of Employment
Requires a valid driver's license with an acceptable driving record
National Incident Management System (NIMS) ICS100 and ICS700 training/certification required (provided)
Requires drug testing and background check (which may include criminal check, education verification, and credit history review) prior to employment
